A shingle rated for 25 years can be functionally finished in eighteen here, which is why we grade by condition rather than age.

It is a different submittal package and a different inspection route, so we confirm the parcel's jurisdiction at the free assessment rather than discovering it at plan check.

Not as it stands, and that is fixable rather than fatal. Aged gravel roofs rarely have the remaining life an array needs, and the loose rock has to come off regardless, which usually means a tear-off. We replace it with a welded membrane — roughly $7,000–$12,000 in modified bitumen, $10,000–$18,000 in TPO or $12,000–$21,000 in PVC per 1,500 sq ft — then mount on the new surface.

Most projects land between $30,000 and $60,000 before incentives, set by roof size, material and system size. The federal tax credit is no longer part of the calculation; it ended on 31 December 2025.

On flat sections, the bright white TPO and PVC membranes are cool roofs by nature — they reflect rather than absorb, which suits both Climate Zone 10 requirements and the panels above. On pitched roofs we install composition shingle, concrete and clay tile and standing seam metal, and recommend on budget and array layout. Material warranties typically run 25 to 50 years.

It usually means air conditioning drives your bill, and that load peaks in the late afternoon. Under NEM 3.0, SDG&E credits exported solar at around $0.05 per kWh against a retail peak nearer $0.40 between 4 and 9 p.m., so the value is in using your own production. Battery storage runs $12,000–$16,000 per unit installed, and we size solar and storage together.
