Encinitas roofing + solar FAQ

It depends where the parcel sits. Encinitas has run its own certified Local Coastal Program since the Coastal Commission certified it on 11 May 1995, and development inside the city's Coastal Zone requires a coastal development permit unless exempt. A like-for-like re-roof often is exempt; adding height or changing the roof form is where review starts. We check your address at the assessment.

They can decide the racking. The city holds residential roofs to 26 feet pitched and 22 feet flat, and a re-roof that adds insulation or build-up eats into whatever headroom is left before the array is even considered. On flat-roof homes near the coast we design low-profile mounting from the start rather than discovering the problem at plan check.

Some communities such as Village Park have architectural rules, but they cannot block a compliant system. California Civil Code section 714 voids any condition that adds more than $1,000 to a rooftop solar system's cost or cuts its efficiency by more than 10%, and an application not denied in writing within 45 days is deemed approved. We submit roof and array as one package to keep it to a single round.

It has worked at it. The city adopted an ordinance in August 2015 creating a streamlined, expedited path for small residential rooftop solar systems, and in October 2021 it became the first jurisdiction in the San Diego region to require all-electric new buildings. In practice the solar half of a combined submission moves briskly; the roofing half sets the pace.

When the roof is past fifteen years or visibly worn, yes. A 25-year array needs at least ten to fifteen years of roof beneath it, and re-roofing under an existing array costs roughly $2,800–$4,800 in removal and reset on a typical system, before the roofing work itself. Most land between $30,000 and $60,000 before incentives, driven by roof size, material and system size. One company handling both trades runs 15–20% cheaper than separate roofing and solar contracts, and the prepaid lease removes another 30–40% from the solar portion. The federal tax credit is not part of the calculation any more; it ended on 31 December 2025.

That depends on the underlayment rather than the tile. Tile shells frequently outlast the waterproof layer beneath them, and that layer is what carries the solar mounts. We inspect it directly, and if it is tired we relay the roof — reusing sound tile where we can — with mounts and flashing integrated during the work rather than cut in later.

Roofing materials carry manufacturer coverage of typically 25 to 50 years, our roofing workmanship is warranted for 10 years, and the solar installation for 25. Because a single licensed contractor installed every layer between your deck and your panels, any future issue has exactly one phone number attached to it.
