Point Loma solar FAQ

No, it makes honest modeling essential. Morning cloud in May and June trims output, and coastal roofs produce modestly less per installed kilowatt than inland ones. But SDG&E rates are roughly triple the national average, so the arithmetic still works comfortably: 6 to 8 year payback and $55,000 to $110,000 over 25 years for a typical peninsula home. Afternoons here are bright and coincide with the priciest hours.

Not the panels. Module glass and anodized frames handle marine environments for decades. What fails is budget mounting hardware — plain-steel clamps, unsealed conduit, cheap fittings — which can corrode within a few years this close to the water. Every Point Loma install we do uses corrosion-rated racking, stainless fasteners, and sealed conduit as the standard specification, not a coastal add-on.

It can, and most installers never check. Proposition D, approved by San Diego voters in 1972, limits building height to 30 feet across the coastal zone west of I-5, which covers the entire peninsula. Height is measured to the highest projecting point, so racking and equipment count toward it. On a two-story home already near the cap, we verify the envelope during design and adjust tilt and rail height accordingly.

A prepaid lease lowers upfront cost 30–40%.

Point Loma is part of the City of San Diego, and Development Services now self-issues residential solar permits with no plan review for template-compliant systems up to 38.4 kW AC. An inspection is still required afterward. Where a property carries a historic designation or sits tight against the height limit, that review happens during design so it never becomes a mid-project surprise.

Yes — pre-war and mid-century houses are most of our peninsula work. Two things get verified before we quote: whether the rafters and sheathing carry the added load, and whether the main service panel has capacity, since older homes sometimes need an upgrade. Both can be handled inside the same contract and permit. If the roof is near end of life, our own crew re-roofs and installs as one project.

In practice, no. Modern modules are built with anti-reflective coatings specifically to absorb light rather than bounce it, and they scatter considerably less than a bare roof, a pool, or a parked car. For homes directly beneath the Loma Portal approach we still take orientation into account when laying out the array. It has not stopped a project we have worked on.
